DRAFT & DESIGN
Most of our projects require architectural drawings or full architectural plans. Some clients have a full plan set in hand, while others need help finding an architect or draftsman to create their design. Smaller projects that don’t require plan sets are often sketched in house for approval. During the design phase, we’ll review your existing plan set to make sure it includes the necessary specifications for your project or work with the architect or draftsman of your choosing to create your plan set.

PLAN & PERMITS
The plans always dictate the process and budget. During the planning phase we’ll work on budgets and estimates, modifications for existing conditions, selecting finishes and fixtures, and pulling the proper permits to get started. Depending on existing conditions, the planning phase can be lengthy and require significant communication with the city or county and additional modifications to the plan set to meet city and county requirements.

BUILD
Finally, the part where we bring your plans to life. The build phase is often exciting and stressful. Whether you’ve chosen to renovate the home you live in or are trying to meet a timeline for a construction loan to close, the building phase is when the rubber meets the road. Our goal is to anticipate any challenges, keep you informed of budgets, timelines, and any decisions you’ll need to make, and to construct a home you’ll love living in long after the construction has finished.

I have actually hired Vivid Construction twice now. The first job was a studio renovation that included bathroom, kitchen, flooring, drywall, new windows. *Almost* to the studs but not quite. The quality of their work and the relationship I built with their team was outstanding to other companies I had (unfortunately) worked with in the past. I then hired them to completely renovate, restore + an addition + add a new bathroom for our nearly 100 year old home. I didn’t think it got much better than the studio renovation but somehow, they managed to outdo themselves again. Their quality is truly untouched. Re: Working WITH Vivid: Working through construction doesn’t come without challenges, set backs, etc. This is just the nature of the beast. The communication about those challenges when they occurred was always thorough and timely. It felt like a team scenario all around. Without hesitation, I would highly recommend their work.
